In Hilton Head Island and Bluffton real estate, the purchase price does not tell the whole story. Association dues, transfer fees and club memberships can materially change the cost of owning a property.

HOA, POA and regime fees
These recurring charges help fund shared expenses. What they cover varies by property. A gated single-family community may fund private roads, gates, common landscaping and amenities. A condo regime may also cover portions of building insurance, exterior maintenance and common elements.
Transfer and capital fees
Some communities charge one-time amounts when ownership changes. The terminology varies: transfer fee, capital contribution, initiation fee or similar language. Ask who pays it, when it is due and whether the amount is fixed or calculated from another number.
Golf membership is a separate question
Never assume buying in a golf community automatically means the same golf privileges everywhere. For example, Hampton Hall states that residents are Social Members, while golf privileges have a separate structure. Other clubs use different membership models. Verify the current club documents and fee schedule directly before relying on any number.
Questions I want buyers to ask
- What fees are mandatory for property ownership?
- What is due monthly, quarterly or annually?
- Is there a transfer or capital contribution at closing?
- Is club membership required, optional or separate?
- Does a social membership include any golf access?
- Are there food-and-beverage minimums?
- Are assessments pending or recently approved?
- Can dues or membership categories change?

FAQ
Are HOA fees negotiable?
Mandatory association dues generally are not negotiated between buyer and seller, although contract terms can address certain transaction-related costs.
Do HOA dues include golf?
Sometimes, but often golf has a separate membership structure. Never assume.
Why don't you publish a giant fee chart?
Because fees change. A dated, verified number is useful; an old number ranking in Google is not.
