If you're looking for a home in a golf community on Hilton Head Island, the golf course is only part of the decision.

Hilton Head has several communities where golf plays an important role in the lifestyle, including Long Cove Club, Wexford, Sea Pines, Palmetto Dunes, Shipyard, Port Royal, Indigo Run, Palmetto Hall, Hilton Head Plantation and Spanish Wells.

But these communities are very different from one another. Some offer a true private-club experience. Others combine golf with beach access, boating, resort amenities or a broader residential lifestyle.

As a former golf professional who now sells real estate on Hilton Head Island and throughout the Lowcountry, I think buyers should start with a different question: What do you actually want from your golf community?

Private Golf Club or Golf as Part of the Lifestyle?

This is one of the first distinctions I would make.

If golf is going to be a major part of your life on Hilton Head, communities such as Long Cove Club and Wexford deserve a different type of consideration than a resort-oriented community.

You're not simply evaluating a house. You're evaluating the club experience, membership structure, golf course, practice facilities, amenities and overall cost of ownership.

On the other hand, you may want golf available without making a private club the center of your Hilton Head experience. That can lead you toward communities such as Sea Pines, Palmetto Dunes, Shipyard, Port Royal and Hilton Head Plantation, where golf is one part of a broader lifestyle.

Neither approach is better. They're simply different.

Long Cove Club

Long Cove is one of the communities I would look at closely if your priority is a private residential golf-club experience. Golf is central to the community rather than simply an amenity located nearby.

For a buyer who tells me, "The club and golf experience are extremely important," Long Cove belongs in the conversation.

Wexford

Wexford offers an interesting combination because you're not choosing between golf and boating. Both can be significant parts of the lifestyle.

That makes Wexford worth considering for buyers looking for a private residential community who may place a high value on both the golf experience and access to the water.

Sea Pines

Sea Pines is a completely different proposition. Golf is certainly an important part of Sea Pines, but so are the beach, Harbour Town, recreation, restaurants and the overall resort environment.

There is also considerable variety in the real estate. For buyers who want golf but don't necessarily want their entire Hilton Head experience centered around a traditional private club, Sea Pines can make a lot of sense.

Palmetto Dunes

Palmetto Dunes is another community where golf is part of a much larger lifestyle. Buyers may also be considering beach access, recreation, location and the potential uses of the individual property.

That's why I wouldn't evaluate a Palmetto Dunes property based solely on its proximity to golf. The specific home or villa and how you plan to use it matter.

Shipyard

Shipyard offers a central Hilton Head location along with golf and a mixture of residential and villa properties. It can be an interesting option for someone who wants golf incorporated into the Hilton Head lifestyle without limiting the search exclusively to private-club communities.

Port Royal

Port Royal gives buyers another north-end option to consider. When looking at property here, I would compare the home itself, location, ownership expenses, beach proximity and current golf arrangements rather than evaluating it solely as a golf community.

Indigo Run

Indigo Run includes multiple residential sections, which is an important distinction for buyers. Don't assume every property within a larger Hilton Head community provides exactly the same ownership or club experience.

The particular neighborhood, property and applicable club relationship all matter.

Palmetto Hall

Palmetto Hall is another Hilton Head community where golf is a prominent part of the neighborhood. For buyers considering it, I would look at the available homes alongside the current club structure, membership options and total ownership costs.

Hilton Head Plantation

Hilton Head Plantation is a large residential community with a broad selection of homes and recreational opportunities. Its size alone makes the buying experience different from a smaller private-club community.

For some buyers, that variety is exactly what they're looking for.

Spanish Wells

Spanish Wells offers another established residential option on Hilton Head with golf as part of the community lifestyle. Inventory can be limited, so buyers interested in Spanish Wells should pay attention to what is actually available rather than waiting for a large number of choices.

What Should You Compare?

  1. Golf experience: How important is golf to you, and how often will you actually play?
  2. Membership structure: Is membership required, optional or separate from property ownership?
  3. Total cost: Look beyond the home price to club dues, initiation fees, HOA/POA expenses, transfer fees and other ownership costs.
  4. The real estate: Do you want a single-family home, villa, larger homesite, golf view, water view or something lower maintenance?
  5. Life outside golf: How important are the beach, boating, restaurants, shopping, privacy and other amenities?

Club programs, dues, initiation fees and community fees can change, so current terms should always be verified before making a purchase decision.

The Course Is Only Half the Decision

I spent my first career as a golf professional, so I understand how easy it is for a golfer to fall in love with a golf course.

But when you're buying real estate, I don't think that's enough. You need to like the entire ownership experience.

Tell me how often you play, what type of club atmosphere you want, what kind of home you're looking for, whether beach or boating access matters, and what you want to spend. From there, I can usually narrow Hilton Head's golf communities into a much more useful shortlist.
