Histοry. Legасy. Ρlасe. Ρrοvenance. Beforе Hіlton Head Island became a destination, this land was already part of its story. Now, for the first time it is being offered to the open market. This remarkable property occupies one of HHI's most extraordinary settings: 1.25 acres w/ exceptional privacy & more than 180 degrees of Broad Creek sunset views toward Brams Point, space for a pool, on one of the island's most compelling waterfront vantage points. Its documented provenance is equally exceptional. Recorded deed history traces the property directly to Sea Pines Plantation Company. Even in 1983, Sea Pines retained a contractual option to repurchase the property & formally waived that right for this transfer, preserving an unusual & tangible connection to the company that helped shape modern HHI. Point Comfort's story reaches back centuries further. Long before bridges & resort communities transformed the island, the surrounding Broad Creek corridor was tied to HHI's early maritime, shipbuilding & plantation-era history. Today, the setting still evokes old Hilton Head: tidal marsh, open water, mature trees & expansive skies with little to interrupt the view. The architecture adds another chapter to that legacy. Designed by renowned architect Kermit Huggins, the residence reflects the site-sensitive design philosophy that helped define the island's distinctive architectural character. Huggins spent decades designing on HHI, leaving a body of work recognized for its contemporary Lowcountry character & close relationship with the natural environment. At 18 Nautilas, large expanses of glass frame the landscape, living spaces draw the outdoors in, & each of the 4 bedrooms enjoys exterior balcony access. A private patio, upper deck & additional lower-level living space further connect the residence to its extraordinary waterfront setting. Point Comfort remains an intimate enclave with a private waterfront park & boat landing providing direct access to the Intracoastal. Spend your mornings on the water & evenings watching the sun disappear, with Harbour Town fireworks visible on special nights. The home could be renovated or rebuilt, but the provenance, acreage, architecture & position cannot be recreated. This opportunity represents a rare chance to acquire something increasingly difficult to find: not simply a waterfront home, but a legacy property with a documented place in the island's story. Its next chapter belongs to its next steward- is that you?
